Until 2001, this plot in Munich-Neuaubing was the site of one of the largest Bavarian plants for the repairing and maintenance of goods and passenger trains, railcars, components and points, operated by Deutsche Bahn AG. A residential and commercial site is now emerging there. The commercial part, Triebwerk Munich, comprises around 140,000 square meters and consists of revitalized industrial halls and multifunctional new buildings.
Aurelis initially assumed responsibility for the inner and outer traffic development of the area, creating the preconditions for locating commercial operations.
The existing halls, with a building area of up to 22,000 square meters, form the location's character. Various companies have already opted for one of the refurbished halls. A glance at the economic sectors confirms the location’s diversity: from individual furniture designer Tischfabrik24 through to climbing hall operator Boulderwelt and software developer Brabbler AG, many different types of business activities are represented here. There’s even already an indoor playground.
Our buildings offer a variety of utilization possibilities from light manufacturing to wholesale, laboratories, and offices. We take future tenants' requirements into account in planning, and for this reason are already in close coordination with future users from the very beginning of the planning phase. Three future-viable new buildings have already been created on the Triebwerk area: a building complex for a subsidiary of Deutsche Bahn AG, with laboratory, workshop and office spaces; production and office premises for Digital Media Grossbildtechnik GmbH, a specialist for large format digital printing and advertising technology; and a mechanized delivery base for Deutsche Post DHL. By the end of 2017, we will also have built a wholesale location with a warehouse for electrical technology wholesaler Hagemeyer.
This business location features another special aspect: a high proportion of green and ecological compensation areas. The development concept takes the maintenance of such areas into consideration. People working in the Triebwerk area can enjoy their surroundings of protected flora and fauna.
