The Die Direktion office property was the headquarters of the German Federal Railways' management until 1974. The complex consisted of three building sections that were in great need of renovation and also suffered a high vacancy rate. Since the Münster office market faced high demand for modern office space in different sizes, we wished to better exploit the property’s potential by upgrading it through extensive investments.
In line with demand, we divided the 24,000 square meters of rental space and modernized it. The three building sections – as well as their technical equipment – were extensively refurbished. The facade was restored and completely replaced in parts.
The city of Münster welcomed the reconstruction measures, as did further private initiatives committed to upgrading the railway station district. The local community group Interessen- und Standortgemeinschaft Bahnhofsviertel (Railway Station District Community & Interest Group) described the project as a good example of how to deal with existing properties that are tailored to various requirements as part of modernization.
Within just two years, we have rented the entire space to various companies, and also created a property that has come to characterize the entire railway station district. The property also received BREEAM-DE In-Use certification. We have since sold Die Direktion.
