This brownfield site of about 131,000 square meters formed part of a large area offering development potential. Several tenants from the logistics and manufacturing sectors were located in the northern section. The southern section was earmarked for a new usage concept. The challenges therefore included meeting the needs of existing tenants, attracting new users, and integrating the site into the existing transportation infrastructure.
We developed the southern section, connected it with the surrounding city district, and also provided it with bicycle paths and footpaths. Furthermore, we located a retail center, which we have since sold. In the northern section, we are currently constructing homes and office space for a local housing association. Throughout the process, we took into account the needs of existing tenants, including their operational processes and site access roads.
The new utilization contributes to the upgrading of the entire Südstadt, an inner city district, which had already become a popular residential area. Aurelis significantly improved the transportation infrastructure. In doing so we created the preconditions for existing commercial tenants to remain at the site and are also attracting new businesses.
