Together with a forwarding company, Aurelis co-owned a brownfield site of about 120,000 square meters. The two companies jointly paved the way for the development of a new local residential area. The aim was to find a sustainable concept for the area that is located right at the heart of Gelsenkirchen.
We developed a land-use plan that allowed for a flexible and spacious design with more than 23,000 square meters of green area.
Interim use for recreational activities raised the profile of the site and created a positive image. This brought the advantages of a green and tranquil location close to the city center to people’s attention. To safeguard the quality of construction at the site, the City and owners established a dedicated design committee. Just one year after measures to provide local infrastructure began, we had already sold around 90 percent of the development plots in the first phase of construction.
A point of particular note was the purposeful and positive cooperation of all stakeholders in this project. The new residential area is almost finished and fully sold. The Am Stadtgarten development is a prime example of an inner-city revitalization project.
