Until the 1990s, this area in the district of Derendorf was used as a freight yard. The site separated three city districts from each other, and the intention was now to connect them all with a new high-quality city district. At 360,000 square meters, it was one of the largest development projects in North Rhine-Westphalia.
In collaboration with the city council, we developed a concept including residential, work, hotel and gastronomy aspects. Our plans took the spatial and structural surroundings of the existing neighborhood into account, and we were able to connect the new district with the neighboring city districts. A row of commercial properties was designed to protect the residents from the railway tracks. 75,000 square meters of green spaces form the core of the city district, creating its identity.
In close proximity to the city center, Le Quartier Central is a new city district with high urban development and architectural quality. Local amenities are just a short walk or cycle ride away. With three light rail stations, the site provides excellent public transportation connections. In Le Quartier Central, Aurelis laid the foundations for the construction of 2,300 homes. Approximately 90,000 square meters are earmarked for commercial use. On the last free plot at Toulouser Allee, we are developing the office building La Tête for Verlagsgruppe Handelsblatt.
In 2011, this city district was one of the first to receive the gold sustainability certificate from the German Sustainable Building Council (DGNB).
