When we bought Unternehmer PARK Zapp-Platz at the end of 2015, more than half of its spaces stood empty. Our aim was to secure existing rental contracts for the long term and fully rent the free spaces by the end of 2017 at the latest. Shortly after buying the property, we talked to a logistics service provider specializing in warehousing wheels. The company showed interest in the available building complex consisting of four halls with more than 13,000 square meters of rental space. We developed a concept to rebuild the halls and their office and social premises. The company opted for the site.
We interconnected the four halls to make them more efficient for the tenant to use. We also installed two new ramp facilities within the halls, installed a compressed air system, and set up a central washing area to inflate tires and wash wheels. We also modernized the entire office wing: it now has a contemporary and open layout with glass walls.
We were able to fully rent the property earlier than originally planned. Two further companies are now based at Zapp Platz aside from the logistics service provider. The overall external impression of the Unternehmer PARK has improved through modernizing the facade and repairing the roof.
