Until 2001, Deutsche Bahn AG operated one of the largest Bavarian plants for the repair and maintenance of goods and passenger trains, railcars components, and points on a site in Munich-Neuaubing. Today, a residential and commercial site is emerging there there. The commercial part, Triebwerk Munic, covers around 140,000 square meters and consists of revitalized industrial halls and multifunctional new buildings.
The refurbished buildings and brick halls from the late nineteenth century shape the character of the site. Several companies have already moved into one of the completely modernized historical buildings. A glance at the firms confirms the diversity of the site: everything from the individual furniture designer Tischfabrik24, to the climbing hall operator Boulderwelt, and the software developer Brabbler AG. There is even already an indoor playground called Wichtelwerk.
Other companies have opted for new buildings. Here we offer a variety of usage possibilities, from light production to wholesale, laboratory, and office. In planning, we consider the requirements of the future tenants and are already in close consultation with them at the beginning of the planning phase. Three new future-oriented buildings have already been built at the Triebwerk site: a building complex for a subsidiary of Deutsche Bahn AG with laboratory, workshop, and office space; production and office space for Digital Media Großbildtechnik GmbH, a specialist for large format digital printing and advertising technology; and a mechanized delivery base for Deutsche Post DHL. In addition, by the end of 2017 we will have completed a wholesale site with a pick-up warehouse for the electrical engineering wholesaler Hagemeyer.
A further special feature of the site is the high proportion of green areas. Maintenance of these areas has already been taken into account as part of the development concept. Working at the Triebwerk site means working surrounded by protected plants and animals.
