This unstructured property on Oskar-Jäger-Strasse initially exhibited defects in technical development and building fabric. Despite its proximity to Cologne’s fashionable city district of Ehrenfeld, there was a high vacancy rate and hardly any demand for the rental spaces.
We have reorganized and developed the site, gradually renovating the existing buildings and creating further rental space through additional stories and the integration of intermediate ceilings. The entire site has also been rebranded in order to acquire new tenants, mainly from the creative, IT, fashion and leisure sectors for the Kontrastwerk business park.
On one building site, we constructed the K4 office building with a total rental space of 3,600 square meters. With its clinker brick façade, this property fits perfectly into the existing constructions on the site. Flexible space allocation for the building also enables smaller sub-areas to be rented, thereby fostering diversity in the area as a whole. Before construction had even started, we were able to rent around half of the spaces to a web agency. A lamp manufacturer and several IT service providers followed suit; today, K4 is fully rented.
The improvement of the Kontrastwerk area resulted in stronger retention of existing tenants and increased demand. The redevelopment changed the structure of the entire property from purely industrial to highly diverse mixed use with high-quality rental space. A climbing hall and a catering outlet complete the offering.
