We acquired the office and logistics property in the Bremer Kreuz industrial zone in 2013. At that time, the property stood completely vacant. It is divided into six independent properties and comprises a total of around 17,700 square meters of rental space. As the building complex was originally planned for just one tenant, our task was to make the property usable for several tenants through rebuilding and modernization.
At the time of purchase, we had already been able to rent around more than half of the space to a company from the luxury foods sector. We expanded the existing halls for this user. Thanks to our offer to adapt the spaces on a customized basis, we concluded several rental contracts for the remaining units within a year. During reconstruction, it was important not to lose sight of the capability for alternative use. Following the potential departure of one tenant, it should be possible for the spaces to be used by another tenant without significant changes. That´s why we separated one warehouse from a workshop using lightweight construction walls, adapted the ramp in the external installations to allow ground-level truck access, and installed separate electrical and heating meters for the different rental units. We fully rented the property within a year. Five tenants from various sectors are based in the property today.
