Asset management: optimizing and renting the real estate portfolio

At Aurelis asset management means the optimization and value preservation of our portfolio properties, as well as individual tenant management. Our aim is to win over users with flexible, demand-based solutions and prompt responsiveness to their requirements. This is how we ensure that our portfolio retains its value to a high extent as well as long-term tenant satisfaction. We upgrade our properties through modernization, renovation, and expansion as required. At the same time, we render services for our tenants – ranging from contract management and asset management through to maintenance and technical management. The focus is on what users really need.

Project development: creating and building locations

In the project development area, we develop spaces that can be reused as mixed commercial or office parks. We also create locations for warehousing/logistics or production-related services. To do this, we work out development concepts, coordinate with local authorities, develop land, and seek investors or users. Given secured demand, we realize building construction projects for companies, public sector administrations, or renowned institutions. We plan concepts together with our customers. Our goal is a property that optimally suits the user. Our objective in this context is to clearly comply with deadlines and budgets.

Acquisition: secure growth and quality

We reinvest in the expansion and value enhancement of our rental portfolio. This occurs through targeted acquisitions as well as modernization and renovation of rental properties. We acquire commercial properties, mainly from the mixed-use commercial real estate sector (also known as production-related or light industrial facilities). We are particularly interested in individual properties, spaces, and portfolios. Locations in conurbation areas or industrial cluster regions are crucial. Maintenance backlogs and insufficient rental ratios don’t necessarily represent an obstacle. We're interested in purchasing former production locations of large companies, business and office parks, and warehousing and logistics properties. Our selection also takes into account properties usable for industrial or commercial purposes after revitalization.
